With interest rates higher now, it’s more important to understand how to invest and what to look for in the market and/or properties you are purchasing. Flipping homes can be one of the riskier ways to invest in real estate. You do not need to know how to renovate homes, but you do need to build your skills. Watching HGTV doesn’t count! Finding the right opportunity and having the right team can be critical in making house flipping a profitable endeavor. The most important skill you can build is knowing how to analyze the deal and hone your skills in cost estimating. These skills can be learned, but knowing if this type of real estate investing is best suited for your resources is the first step.

Being a landlord is something that you need to be prepared for. Having the right team and resources can be critical. In addition, being informed about the tenant-landlord laws in the area where you invest is critical. However, the reward of being able to provide desperately needed housing is something that can be very rewarding. As investor-friendly agents, our job will be to make sure you are informed about the decision and have referrals to the resources needed to be a good landlord. Yes . . . . .AND most investors we work with still have some form of income when they are first starting out. It is possible to quit your W2 job after investing in real estate, but it will take a significant amount of resources (time and capital) to make that happen. When you are first starting out, your job can provide the verifiable income that can be helpful for getting started. Before you get started in real estate it’s important to understand your “why” so that you can craft a strategy that will work for you. Next, you’ll want to inventory your available resources (time and money) to know how to match your resources with the type of real estate investing that will work for you. Finally, get educated about your strategy. Spend time running the analysis on deals (called underwriting) so that you get good at spotting a good deal. Above all else, don’t be afraid to get started.
